Check-in/Check-out

CHECK-IN TIME IS 4PM PST CHECK-OUT TIME IS 10AM PST

*We like to schedule a welcome walk through to get the guests acquainted with the house and go over any additional information about the house, so please let us know if you will be running late.

*Early check-in’s or late check-outs are permitted upon request, please contact the owner if you need either.

*Owners will meet the guests at 9:45 am the day of departure to do a complete walkthrough of the home to ensure agreement of our terms and conditions were met and address any additional charges for damages or excess cleaning needed.

*Failure to check-out on time will result in a minimum charge of one additional day based on the daily rate for the time of year. Please request a late check out if needed we do have a fee if you just need another hour or two.

*If you decide to check- out before your scheduled departure date please contact us. There will be no refunds or credits for early departure or unused time.

Keys are located in a lockbox on the home. You will receive the combination to the lock box in the Vacation Confirmation email. Upon check-out leave the keys in the lock box. If the keys are lost, broken or not returned there will be a $50.00 fee. Personal Items Left Shasta Lake Properties is not responsible for any items left in the rental after your departure. If we are asked to return personal items, any shipping charges or special packaging costs will be charged to your credit card. Capacity represents the maximum number of people, including children, allowed to stay on the property at any time. No additional persons will be allowed to occupy the property in RV’s, campers, vans, or tents at any time without prior written arrangements with the owner.

LodgeView: Maximum capacity for “Lodge View” is 12 guestsThis is our family getaway and kid friendly home. Any groups above 9 must be pre-paid pre-approved by the owners before your stay. Additional charges apply to guests over a certain number described in our rates.

LodgeView Platform: The concrete platform at LodgeView is strictly for pre approved group/special events only . Absolutely no use of the platform is permitted such as:

*walking

*standing

*sitting

*eating

*tanning

*placing furniture or anything of that nature is allowed on the platform

*scooters/skateboards/bicycles

*skating Absolutely nothing and no one is allowed on the platform.

DreamView: Maximum capacity for “Dream View” is 6 guests. DreamView is not our kid friendly home (not childproof by any means). Minimum age requirements for children staying in DreamView is 10 years of age or be pre-approved by owner. Any groups above 3 must be pre-paid and pre-approved by the owners before your stay. Additional charges for guests above what is described in our rates will apply.

We cannot rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. Reservations must be made by persons 25 or older with a valid ID and credit card. Tenant/Responsible Party The responsible party must be physically present during the entire reservation period and no subleasing is allowed or additional guests or vendors without written concent. The responsible party must make all payments, transfers, modifications, or cancellations to the reservation. The name of reserving party and all guests are responsible to comply with Shasta Lake Properties Terms and Conditions & California State Laws regarding rental policies, procedures and restrictions.

Damage/Security Deposit:

All security and insurance is booked thorugh VRBO and HomeAway’s policies.

Shasta Lake Propertie’s 2 homes are are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occurs while on the premises or it’s facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. All equipment and appliances are in well-maintained and good working order to the best of the owners knowledge. Please IMMEDIATELY report to us any issue that arises and every effort will be made to resolve the problem as quickly as possible. No refunds/credits will be made for equipment failures as they are beyond our control.

The owners of Shasta Lake Properties or it’s staff reserve the right to enter the home during a guests stay if owners/staff suspect any suspicious activity (i.e. breech of contract). Locked Areas Any locked areas are reserved for the storage of the property and supplies of the owners/staff. These areas are not included in the rental. Vehicles/Parking Vehicle parking is for guests only in designated areas. Number of vehicles need to be on record with owners prior to arrival. No ATV’s or motorcycles are to be used anywhere on the property. No skateboards, scooters, skates, bicycles or similar are to be used anywhere on the property.

Boat Slips: Watercraft & boat slips are provided through the surrounding marinas only. If you have any questions they can help you. Positively no fires, fireworks, candles or open flame of any type are allowed inside or outside the houses or on the property. Violation of this rule is grounds for immediate eviction without a refund. No hunting or discharging of firearms is allowed anywhere near or on the property.

Pets approved only by owners. A non refundable deposit of $100.00 will be charged and a daily pet fee of $25.00 per-pet per-day will be applied.

Absolutely no smoking is allowed in the houses. Smoking is permitted in the designated area outside only. Please dispose of cigarettes/cigars in designated containers only. Be extremely careful, as fire hazards in this area are very high. If we find cigarette/cigar butts on the ground or anywhere else on the property, the renters will be removed from the premises and charged a fine. We are surrounded by National Forest, please be respectful!

Do not re-arrange furniture inside or outside homes including pictures, chairs, tables, etc. as this may cause damage to floors or walls. There is absolutely no reason for guests to move or re-arrange furniture. If damage deemed to be caused by moving of furniture is found, renter will be charged accordingly for any damages and rearrangement of furniture.

Due to the extreme fire hazards in this area, no fires are allowed. Fires are permitted in LodgeView only in the wood stove during the winter months of November through March. The gas barbeque is to be used only on the deck. Do not leave the grill unattended during grilling. Burn off the grill after using. Do not put the grill cover back on until the grill is completely cooled. Make sure to turn off gas when finished.

Hot Tub

*Before use of the hot tub be sure to have the owner go over all information to properly use the hot tub.

*Guests must shower before entering the hot tub no matter what, especially after swimming in the lake or wearing your swimwear in other foreign waters. Lake water and other foreign waters cause bacteria to form in the hot tub and is difficult to rid of.

*No jumping, diving or rough-housing in the hot tub. It is not a swimming pool, only for use sitting and relaxing.

*Please check chemicals & filters as directed each day.

*It is the responsibility of the guests to verify that the hot tub is in good working condition and clean. *After each use please make sure that you turn off and correctly put hot tub cover back on.

*Do not change any settings.

*No one under the age of 12 is allowed in the hot tub without direct parental supervision. Please no children under 5.

*Any person(s) who does not follow hot tub rules and causes any damage will be charged a MINIMUM $150 maintenance fee for draining and reviving the hot tub.

*Please bring any concerns to the owner if you have them.

Pool Table

DreamView: Do not skip balls off the tables. There will be a $25.00 charge for any lost or broken pool sticks/balls. Please put cover back on after using the pool table.

LodgeView: Foosball is available. Please be sure to move the table out away from the wall to play, the game and put all game pieces back when finished playing. Gaming Table This is not for eating, drinking or storage. This is for entertainment purposes only. Please make sure all pieces to game table are put back in table after using. Cleaning/Check-out We ask that you leave the house in the same condition as you found it.

• Dishes/cookware: All items cleaned and returned to the appropriate place

• Kitchen: Wipe off all counters, appliances, and cabinets

• Garbage: Place all garbage in securely tied bags and place them in trashcans provided. Do not throw loose trash into cans. Do not leave trash or food lying around outside. Bears are plentiful in this area.

• Barbeque: Make sure gas is off at the tank. Grill should be left ready for next guests.

• Appliances: Make sure all appliances are turned off.

• Windows/doors: Make sure all windows and doors are locked when you leave.

• Linens: Please place all dirty linens in the laundry room.

• Return of items: All items are to be returned to their original place such as blankets, folding chairs, games, movies, etc.

There is a non-refundable cleaning fee added to the rental fee for LodgeView and DreamView. Any additional cleaning needed will be charged to the credit card on file. Tax A 10% Shasta County Vacation Home Tenant Occupancy Tax (T.O.T) will be applied to every reservation.

Cancellations

Please note we are a small business therefore cancellations affect us greatly. As we often receive bookings months in advance of the date guests are staying, it is most likely we will have turned away several potential bookings for the dates you have requested, thus through cancellation our revenue can drop significantly.

Due to high reservation demand, especially during summer months, cancellations will be accepted by email and must then be formalized in writing by the tenant/responsible party within 60 days with the following conditions:

• 60 day notice is required for cancellation. Cancellations that are made more than ninety (60) days prior to the arrival cannot be refunded. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund or bed tax and cleaning fees.

• Shasta Lake Properties’ only obligation 59 days or less is to return the cleaning fee and bed tax. We will need your mailing address to send you a check to refund you for the cleaning fee and bed tax.

Weather/Natural Disaster/Fires/Air Quality Conditions

Policy: Our guests and employees are our first priority. No refunds will be given. We highly recommend you purchase travel insurance.

I nearby give permission to charge my credit card for the amounts on the booking. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. I also agree damage charges can be charged to my credit card if damages are incurred during my stay. By signing below, I agree to all terms and conditions of this agreement by and between myself and Shasta Lake Properties.
